Staged Construction Inspections

Building a new home or renovating is one of the largest financial decisions you will ever make. Therefore, it is crucial to ensure that it is undertaken correctly and that the investment you are making will survive the test of time.

Whether you have engaged an architect, builder or bought off-the-plan, it is important that you have a certified, independent building inspector to ensure that each stage of the construction process meets all relevant Australian building standards and contractual obligations.

Unfortunately, building a new home is not always a perfect process offering a flawless outcome.  With some building companies continually placing profit before quality, you can guarantee that corners will be cut. While a supervisor employed by your builder is intended to ensure quality control and compliance throughout the build process, unfortunately there can be a conflict of interests between these parties. For this reason, we highly recommend using an independent building inspector to keep your builder accountable.  This will be reflected in the finished product of your property.

At each stage of construction, it is crucial to ensure that any faults, defective work or poor workmanship is identified and fixed before progressing to the next stage of the build.

Stage 1.1

Site works and slab

$330 inc gst

The first inspection is carried out prior to concrete pour and ensures the following has been completed to meet design specification, BCA Guidelines and Australian standards as per AS2870-2011 – Residential slabs and footings:

  • Steel reinforcement
  • Footing trenching
  • Piers and posts
  • Termite protection
  • Service pipeworks and penetrations
  • Vapour barrier

Stage 1.2

Site works and slab

$210 inc gst

The Second inspection is carried out after concrete pour and will cover

  • Setdowns
  • Overall workmanship

Stage 2

Framing

$440 inc gst

The frame inspection is carried out after the completion of all wall and roof framing but prior to roof cover. The frame is checked against the plans as well as design documentation to ensure it complies with BCA guidelines and Australian standards AS 1684 – residential timber framed construction.

Stage 3

Lockup

$380 inc gst

The lockup inspection is carried out following completion of the roof, external cladding and window/door installation. These components are then analysed against plans and specifications to ensure they comply with BCA and relevant Australian Standards.

Stage 4

Internal fit off/pre-lining

$230 inc gst

The fit off inspection is carried out after all trades have completed their works, prior to internal lining. All services will be checked for correct location and compliance with BCA and relevant Australian standards.

Stage 5.1

Linings

$310 inc gst

The linings inspection is carried out following completion of fixing, flushing and sanding of linings.

Stage 5.2

Waterproofing

$420 inc gst

The waterproofing inspection will be undertaken after completion of waterproofing, prior to tiling as per Australian standard AS3740.

  • Internal cladding, 2nd fix carpentry, skirting boards, doors, locks, all cabinetry
  • Fixtures and fittings

Stage 6

Pre-Handover

$495 inc gst

Pre-Handover inspection is carried out at least 1-2 weeks prior to final handover from your builder, after all work has been completed. We check all fixtures, fittings and finishes against the plans and specifications to ensure the builder has carried out all works in accordance with the BCA and Australian standards.
